I'm Not a Local Agent, But I Excel Beyond the "Neighborhood Agent" – Here's proof!

One of the frequent claims you'll hear from real estate agents competing for business is

"I'm local, and you need to use me, or else it’s going to hurt your transaction." 

Thirty years ago, this argument made sense. But today, it's an outdated notion. 


Below, my latest transaction:

The house on the left sold by someone else. It took longer to sell and sold for lower!


Why is this relevant?


  • I live more than 50 miles away from the home being sold

  • The homes were almost a mirror image of each other in terms of floor plan and location

  • 660 Villa Centre had the correct square footage


In the past, real estate agents relied heavily on their local knowledge to provide value to clients. Without readily available technology and information, their insider knowledge was indispensable. Fast forward to 2024, and the real estate landscape has undergone a seismic shift. Technological advancements have made it possible for agents to deliver superior service from virtually anywhere. If agents can’t embrace and leverage technology, they are simply working against you, the consumer.


A great agent is able to work from anywhere and find out everything they can about the home. The more locations an agent knows, the better. That is how an agents can provide more value these days. Every detail matters. My job is to know what buyers are looking for and present the home in the best light possible. I need to make sure information about the home is correct, because buyers in the higher price range are often data driven.


The goal is not to simply attract neighbors. The goal is to attract as many people as possible and to know what the majority of buyers will like. Plus, I do my homework. I make sure I adapt and understand the specific market where the home is. I talk to local agents, neighbors, small businesses, organizations. At the end of the day, I can negotiate better because I work with more buyers than the typical agent and from more markets than the typical agent.


Don’t let the old real estate script of “I’m local” distract you from getting the most out of your sale. As part of our sale services, we include:
